Most builders will not give you a number until they have been to your house. Fair enough — but you need a ballpark before you can even decide whether to start. So here are ours, openly: the same figures we publish in our cost guides, put into a tool you can use in about a minute.

A range is only ever a starting point. We will walk your place, look at what is actually behind the walls, and put together a proper scope and price.
What the estimate covers — and what it does not
These figures are for the build itself: demolition, trades, materials, fixtures, fittings and our project management. They assume a standard Gold Coast home, reasonable access, and no nasty surprises once the walls come off.
They do not cover appliances, council or certification fees where approval is needed, engineering reports, furniture, landscaping beyond the outdoor structure, or work triggered by problems we find behind the walls. Most of our clients prefer to choose and buy their own appliances so they get exactly what they want — we are happy to help if you would like a hand.
Old plumbing, dodgy previous work and hidden structural issues are common in Gold Coast homes, particularly anything built before 2005 — which is exactly why we build a contingency into the number rather than pretending it will not happen.
Everything here is indicative. The only number that really means anything is the one that comes after someone has stood in your house.
What actually drives the cost
Joinery is the biggest line, every time
Cabinetry and joinery typically account for 35 to 45 per cent of a kitchen budget. It is where the difference between a good kitchen and an expensive one really shows, and it is the last place to cut.
Moving walls, plumbing and power
Taking out a wall to open up a kitchen — common in Gold Coast homes built through the 1990s and 2000s — adds roughly $15,000 to $40,000 depending on whether it is load bearing. Relocating plumbing and power costs less but adds time.
Stone and finishes
Engineered stone and natural stone are very different propositions: Calacatta marble or quartzite can run $1,500 to $3,500 per linear metre.
Frequently Asked Questions
Why is the range so wide?
Because the difference between a premium renovation and an ultra-luxury one is not a small step. Custom joinery versus stock cabinets, engineered stone versus imported natural stone, standard tapware versus imported. Two kitchens the same size can genuinely differ by $100,000. Narrowing the range is what the site visit is for.
Do I have to give you my details to see the estimate?
No. The range appears on screen as soon as you tick a room. There is no form in the way and nothing gets emailed to you. If you would like us to look at your project properly there is a contact form, but that is your choice rather than a toll gate.
Is this a quote?
No, and you should be wary of anyone who gives you a fixed price without seeing the house. This is a planning number, so you know roughly what you are dealing with before you start making decisions.
Why add 15 per cent contingency?
Because we have rarely opened a wall and found everything exactly as expected. Old plumbing, previous work done badly and hidden structural issues are common, especially in homes built before 2005. Budgeting for it up front means a surprise is an inconvenience rather than a crisis.
Do you take on smaller jobs?
We do single rooms — kitchens, bathrooms, laundries, decks — but whole-home renovations are what we do best and what we prefer. If you are renovating several rooms at once, one team doing the lot is almost always cheaper and far less painful than coordinating trades yourself.
What about extensions and new builds?
We do not do them. We renovate existing homes. If your project needs an extension or a knock-down rebuild we are not the right fit, and we will tell you that early rather than waste your time.
