If 2027 is the year you renovate, the planning needs to start now. The homeowners who get their preferred start date are the ones who lock it in before the new year.

When should you start planning a 2027 renovation on the Gold Coast?
Start planning a 2027 renovation before the end of 2026. Design, selections, quoting and approvals usually take four to eight weeks before any work begins, and good renovation builders book out months ahead. Starting now gives you time to plan properly and lock in your preferred start date before the calendar fills.
Complete Homes is a family-owned Gold Coast renovation business, operating since 1985 and run by Fouad and his father William. We plan and build whole-home renovations on the Gold Coast, and every year we see the same pattern: the people who call early get the dates they want.
Why start before 2027?
A good builder can only run so many projects at once. When their calendar fills, your renovation waits.
- Builders book out. The best renovation builders fill their calendars months ahead. If you wait until the new year to start calling, your preferred start date may already be gone.
- Demand is building in Queensland. HIA reports strong renovation activity in Queensland, driven by population growth and homeowners choosing to improve rather than move.
- Costs are forecast to rise. Construction consultancy WT forecasts Brisbane building costs rising by up to 10 per cent a year by 2028, with competition for labour and materials expected to intensify in 2027 and 2028 (Build Australia).
“The renovations that start on time are the ones that were planned early.”
Planning a renovation on the Gold Coast in 2027: the timeline
- Now: write your brief. Work out what is not working in your home and how you want to live.
- Next 4–8 weeks: approvals, if needed. If your plans need building approval, work with a private building certifier and have it finalised before you contact a builder.
- Then: site visit and design. Book a site visit so a builder can see the house and talk through a realistic budget. Floor plans, selections and a detailed scope of works follow.
- Quote, contract and start date. A fixed-price quote is prepared from the final scope. Once you sign, your start date is locked in.
- 2027: the build. A full home renovation typically takes 12 to 24 weeks from demolition to handover.

Do you need council approval to renovate in Queensland?
Internal, non-structural work generally does not need building approval. According to the City of Gold Coast, approval depends on whether the work affects the structure or fire safety of the building, and changing how a space is used, such as turning a garage into a bedroom, needs approval even with little building work.
Removing a load-bearing wall to open up a 1990s floor plan in Robina or Varsity Lakes is a common example that needs an engineer and a private building certifier. Have those approvals finalised before you contact a builder.
What should you do before calling a builder?
- Write a short brief. List what is not working and what each space should do.
- Set a realistic budget range. Our free Gold Coast renovation cost estimator gives you an itemised range in a few minutes.
- Check the builder’s licence. In Queensland, residential work over $3,300 needs a QBCC-licensed contractor, and QBCC home warranty insurance is compulsory for work above that value.
- Decide whether you will stay or move out. Our guide to living in vs moving out during a renovation helps you choose.
Our recent whole-home renovations in Robina, Arundel, Carrara and Lower Beechmont were each planned as one coordinated project. In Robina, the new navy kitchen, ensuite and laundry were delivered as one job instead of separate kitchen and bathroom renovations.
Is it better to renovate in winter or summer on the Gold Coast?
Internal work can run all year, but summer storms can slow roofing and outdoor work, and most trades pause over the Christmas shutdown. Plan over summer so your contract, selections and approvals are ready for an early 2027 start.
Ask your builder for a selections deadline and a confirmed start date before you sign. Those two dates prevent more delays than anything else.
Frequently Asked Questions
How far in advance should I plan a renovation?
For a whole-home renovation, start planning three to six months before you want work to begin. Design, selections, quoting and any approvals usually take four to eight weeks before a single wall comes down, and good builders often book their calendars months ahead. Planning early lets you lock in your preferred start date.
Where do you start when planning a renovation?
Start with a clear brief: what is not working in your home, how you want to live, and a realistic budget range. Then sort out any approvals you need, book a site visit with a licensed builder, lock in your selections before the contract is signed, and agree on a start date. Everything else follows from those decisions.
Do you need council approval for renovations in QLD?
Internal, non-structural renovation work generally does not need building approval in Queensland. Removing load-bearing walls, changing how a room is used (such as turning a garage into a bedroom) or replacing more than 20 per cent of a roof usually does. A private building certifier normally handles the approval.
How long does building approval take in QLD?
Approvals usually take around four to eight weeks when they are needed. Work with a private building certifier and have your approvals finalised before you contact a builder, so they do not hold up your start date. Leaving approvals until the last minute is one of the most common reasons renovations start late.
What are the biggest home renovation mistakes?
The most common mistakes are starting without a clear brief, changing selections after demolition, underestimating how long approvals and planning take, and booking a builder too late. Late changes almost always add cost and delays. Locking in decisions and your start date early avoids most of them.
