Thinking about selling your Gold Coast home? The renovation you do before you list should be planned around what buyers notice first, finished properly, and done in time for the photos. Here is where to spend, what to leave alone, and how to plan it.

How do you add value to your home before selling on the Gold Coast?
To add value to your home before selling on the Gold Coast, renovate the rooms buyers judge first: the kitchen, the bathrooms and the main living and outdoor areas. Finish them properly, in warm, neutral materials, and plan the work 3 to 6 months before you list so it is complete, cleaned and photographed on time.
Complete Homes is a family-owned Gold Coast renovation business, operating since 1985 and run by Fouad and his father William. We renovate kitchens, bathrooms, laundries, decks and whole homes across the Gold Coast, from Robina and Varsity Lakes to Hope Island and the hinterland.
Should you renovate for the buyer or for yourself?
Renovate for the buyer. The goal is a home that feels finished and easy to move into, not one that reflects your personal taste.
That means warm, light colours, natural-looking stone and timber tones, good storage and quality fittings. Bold feature colours and personal statement pieces are best saved for your next home. A buyer who walks into a finished kitchen and bathroom does not have to picture the work still to come.
Where should you spend before selling, and where should you save?
Spend on the rooms that set the first impression, and do each one completely. Save on extras most buyers will not pay for.
- A full kitchen renovation
- The main bathroom and ensuite, fully renovated
- Hard flooring and a full repaint
- Built-in storage and robes
- A usable deck, patio or alfresco
- Street appeal: facade, entry and landscaping
- Smart home gadgets
- Expensive custom window treatments
- Finishes well above your street's level
- Bold, personal colour choices
- Anything that won't be finished before listing
Which rooms add the most value before selling?
The kitchen and the bathrooms. They are the rooms buyers inspect most closely and the most expensive for them to fix after they move in.
Kitchen
The kitchen sells the home. If the layout is closed off or the cabinetry is tired, a full renovation fixes both at once: new joinery, benchtops, splashback, lighting and, where it helps, a more open layout. On our Gold Coast renovation cost estimator, a premium kitchen is $45,000–$70,000. Our kitchen renovation cost guide explains what moves the price. In Gaven, we renovated the kitchen, dining and living areas together, so the whole main living space was finished as one.
Bathrooms
A dated main bathroom, with old tiles, a tired vanity or a mouldy shower, puts buyers off quickly. A premium bathroom renovation is $20,000–$35,000 per bathroom on the estimator, with new waterproofing, large-format tiles, a wall-hung vanity and a frameless screen. In Ormeau, we renovated a bathroom and the laundry together as one job. Our bathroom renovation guide covers the steps and timing.
Paint, flooring and street appeal
A full repaint in warm neutrals and consistent hard flooring tie the renovated rooms to the rest of the house. Outside, a tidy facade, a clear entry and simple landscaping shape the listing photo, which is the first thing buyers see online. Get these quoted alongside the main rooms so they are finished at the same time.
Choose warm, neutral tones. Stark white can read as cold in Gold Coast light. Warm off-whites, soft greiges and light earthy tones photograph well and suit most buyers.
What do Gold Coast buyers look for in a renovated home?
Buyers look for a home they can move straight into, with the work already done properly. These are the features worth building in:
"A renovation done before you sell only adds value if it is finished. Buyers pay for completed rooms, not plans."
Should you renovate the whole home before selling?
If most rooms are dated, a single whole-home renovation is often simpler than fixing one room at a time. One program, one set of trades and one finish standard means the home presents as a whole.
In Robina, Arundel, Carrara and Lower Beechmont, each home was delivered as one whole-home renovation on the Gold Coast. Our week-by-week whole-home guide shows how the work runs. A whole home typically takes 12 to 24 weeks to build, after 4 to 8 weeks of design and quoting.
How far ahead should you plan a renovation before selling?
Start planning 3 to 6 months before you want to list. That leaves time for design, quoting, the build and a final clean before the photographer arrives.
- Talk to your agent. Ask what renovated homes in your street sell for compared with unrenovated ones.
- Set your scope and budget. Use the cost estimator for a first range.
- Finalise any approvals first. If the work needs council or certifier approval, have it finalised before you contact a builder, and allow around 4 to 8 weeks.
- Book the build. Lock in your start date so the work finishes well before your listing date.
What Queensland rules matter when you renovate to sell?
Two matter most. First, since 1 August 2025, Queensland sellers must give buyers a seller disclosure statement before the buyer signs the contract, including certain notices under the Building Act and the QBCC Act. Keep your renovation paperwork in order so it is ready for your solicitor.
Second, residential building work over $3,300 in Queensland must be done by a QBCC-licensed contractor and is covered by QBCC home warranty insurance. Buyers and their building inspectors notice licensed, documented work.
1. What are renovated homes in my street selling for compared with unrenovated ones?
2. What will the renovation cost, and can it be finished before I list?
Your agent answers the first. Your builder answers the second.
Frequently Asked Questions
What renovations add the most value before selling on the Gold Coast?
The kitchen and bathrooms add the most, because buyers inspect them closely and they cost the most to fix later. A full repaint, hard flooring, built-in storage and a usable covered outdoor area also help. Finish each room completely in warm, neutral materials so the home feels ready to move into.
How much does a kitchen renovation cost before selling?
On the Complete Homes cost estimator, a premium kitchen renovation on the Gold Coast is $45,000 to $70,000. Luxury kitchens are $75,000 to $120,000. The price depends on the size, the joinery, the benchtop material and whether walls, plumbing or electrical move. Get a quote before you set your listing date.
How long before selling should I start a renovation?
Start planning 3 to 6 months before you want to list. Design and quoting usually take 4 to 8 weeks, a single bathroom takes 3 to 5 weeks to build and a whole home 12 to 24 weeks. Leave time for a final clean and styling before the listing photos.
Do I need council approval to renovate before selling?
Many internal renovations do not need approval, but work that changes structure, adds a deck or patio, or alters the building may. If approval is needed, have it finalised before you contact a builder, and allow around 4 to 8 weeks. Check with the City of Gold Coast or a building certifier.
What do I need to tell buyers about renovations in Queensland?
Since 1 August 2025, Queensland sellers must give buyers a seller disclosure statement before the contract is signed. It includes certain notices under the Building Act and the QBCC Act. Keep your contracts, certificates and QBCC home warranty details together so your solicitor can prepare the statement quickly.
Is it worth renovating the whole house before selling?
If most rooms are dated, one whole-home renovation is often simpler than fixing rooms one at a time. It runs as a single program with one set of trades and one finish standard, so the home presents as a whole. Ask your agent what fully renovated homes in your street sell for.
